TurboTenant alternatives for landlords with more units
TurboTenant is built around listing, screening and rent collection, with a free plan and yearly plans by unit band. Landlords usually look for alternatives when the portfolio grows, when accounting becomes a core need, or when renter-paid fees stop feeling right. This guide compares five options on prices read from each company's page on 2026-10-30, with no ranking.
When does it make sense to look beyond TurboTenant?
TurboTenant's pricing page starts with a $0 plan and charges renters of Free-plan landlords $2 per bank payment and $55 for screening. Three situations push people to compare: you want accounting without a $15-plus monthly add-on, you manage 30 or more units where the yearly bands step up, or you want fees that do not fall on renters.
How does the cost step up as units grow?
| Units | TurboTenant Pro | Yardi Breeze | DoorLoop One | DoorKeeping |
|---|---|---|---|---|
| 10 | $199 a year | $1,200 a year (minimum) | $2,388 a year (minimum) | $240 a year |
| 30 | $399 a year | $1,200 a year (minimum) | $2,388 a year (minimum) | $720 a year |
| 60 | $699 a year | $1,200 a year (minimum) | $2,388 a year (minimum) | $1,440 a year |
Example a made-up owner moves from 10 to 60 units. TurboTenant Pro rises from $199 to $699, a jump of $500. DoorKeeping rises from 10 x $2 x 12 = $240 to 60 x $2 x 12 = $1,440. Yardi Breeze stays at its $1,200 minimum until 100 units. These are software prices only; fees to renters and owners differ.
For units between 31 and 60, TurboTenant's published Pro price is $699 a year, which is lower than the others at 60 units except Yardi Breeze's minimum; the comparison turns on the fees in the next section.
Who pays the fees?
- TurboTenant: renters pay $2 per bank payment on the Free plan, 3.49% on cards, and $45 to $55 for screening.
- Avail: Unlimited is $0 for landlords; tenants pay $2.50 per bank transfer and 3.5% by card, per its pricing page; Unlimited Plus is $9 per unit per month and waives the bank transfer fee.
- DoorLoop One: the landlord pays $1.50 per incoming bank payment unless a convenience fee is added; screening $35.
- Buildium: the landlord pays by default and can pass fees on, with e-signatures at $5 or $1 on lower plans.
- DoorKeeping: no tenant fee for bank-transfer rent; screening is passed through at cost with no markup.
Which option fits which landlord?
Stay with TurboTenant if listings and screening are your main jobs and the free plan covers it. Look at Avail for the same free-start model with unlimited units. Consider DoorLoop or Buildium for fuller management at higher cost. Yardi Breeze fits larger portfolios. DoorKeeping fits owners whose tenants are already in place and who want the books and reports kept by asking Claude or ChatGPT.
What changes as you add units?
Listing and screening needs stay similar, but bookkeeping, owner reports and tax forms grow with the portfolio. A landlord with 3 units can keep a spreadsheet; a landlord with 30 usually needs books by property, bank matching and a year-end Schedule E. When you compare options, ask where each keeps the money records and whether reports come from the books or are built by hand. Also check whether tenants keep paying the same way after you switch, because a change of method is the step most likely to create late payments.
What does DoorKeeping do beyond rent collection?
Every unit at $2 per month gets separate books per property, bank feeds, e-signed leases and renewal offers, owner statements and tax reports. Rent and payments stay in your own bank accounts. DoorKeeping never holds your money and sends a payment only when you approve it.
