TurboTenant pricing: the free plan, yearly plans and renter fees

TurboTenant has a $0 plan and two yearly plans priced by unit band: Essentials from $149 and Pro from $199 for 1 to 10 units, rising to $349 and $999 for 61 or more, per its pricing page read on 2026-10-30. Much of the cost can land on the renter instead of the landlord, and accounting is an add-on unless you choose Pro. This guide adds it up for a 5, 20 and 50 unit owner.

What does each TurboTenant plan cost?

The pricing page shows yearly prices by the number of units managed.

UnitsFreeEssentials per yearPro per year
1 to 10$0$149$199
11 to 30$0$199$399
31 to 60$0$299$699
61 or more$0$349$999

The page also advertises Essentials "starting at $12.42" and Pro "starting at $16.58" a month, which are the 1 to 10 unit prices divided by 12.

What do renters pay?

Renter feeLandlords on ProLandlords on Free
Bank (ACH) rent paymentFree$2 per payment
Credit or debit card3.49%3.49%
Screening$45$55
Rent reporting (optional)$4.99 a month$4.99 a month

Example a made-up 5-unit owner on the Free plan has tenants paying rent by bank. Each tenant pays $2 x 12 = $24 a year, so five tenants pay $120 a year in fees while the owner pays $0. If every applicant were screened at $55 and four applied, the applicants pay 4 x $55 = $220.

What does accounting cost?

TurboTenant's rental accounting page lists an add-on at $15 a month for the first unit and $5 for each additional unit, up to $85 a month, and says it is included in Pro.

Made-up ownerEssentials + accounting add-onPro (accounting included)
5 units$149 + (15 + 4 x 5) x 12 = $149 + $420 = $569$199
20 units$199 + $85 x 12 = $199 + $1,020 = $1,219$399
50 units$299 + $85 x 12 = $299 + $1,020 = $1,319$699

The add-on for 20 units would be 15 + 19 x 5 = $110 a month, so the $85 cap applies. For owners who want accounting, Pro is the lower figure at every size shown.

What else is priced?

  • Standalone tenant placement: $1,500 flat.
  • Landlord Forms Pack: $199 on the Free plan, included on paid plans.
  • Renters insurance: from $11 a month, optional for the renter.
  • E-signatures: no fee published; the page lists unlimited e-signatures.

How should you read the yearly bands?

The band is set by how many units you manage, so the price changes when you cross 10, 30 or 60 units rather than gradually. A 10-unit owner on Pro pays $199, while an 11-unit owner pays $399, nearly double for one more unit. Plan for the band you will be in over the next year, not the one you are in now. Also note that the fee table is organized by whether the landlord is on Free or Pro; the page does not list a separate column for Essentials, so ask which renter fees apply on that plan before choosing it.

How does DoorKeeping compare?

DoorKeeping costs $2 per unit per month with books, e-signed leases and every other feature included: 5 units is $120 a year and 50 units is $1,200. Tenants pay no DoorKeeping fee to pay rent by bank transfer. Rent and payments stay in your own bank accounts. DoorKeeping never holds your money and sends a payment only when you approve it.
