How much does property management software cost per unit?

Entry-level per-unit plans list from $1 to $2.50 per unit per month on yearly billing, but monthly minimums decide what a small owner really pays. Yardi Breeze lists $1 per unit with a $100 monthly minimum, AppFolio Core lists $1.49 per unit with a 50 unit minimum, DoorLoop One lists $2.50 billed yearly with a $199 minimum, and DoorKeeping is $2 with no minimum. Some tools charge one flat monthly price instead, and others are free to the owner while tenants pay payment fees.

What companies publish

These are the prices each company shows on its own pricing page, read on October 29, 2026. Prices change, so open the company's page before you decide. The full list with every source is on our comparison page.

Products differ a lot in what they include, so a lower number is not the same product for less. Compare features you need, then compare price.

The real monthly cost at three portfolio sizes

Per-unit list prices only tell the truth above the minimum. The table divides the published monthly price (yearly billing where offered) by the number of units. TenantCloud plans cap leases, so the table assumes one lease per unit and picks the smallest plan that fits.

Software20 units60 units150 units
Yardi Breeze$100, or $5.00 per unit$100, or $1.67 per unit$150, or $1.00 per unit
DoorLoop One$199, or $9.95 per unit$199, or $3.32 per unit$325, or $2.17 per unit
TenantCloud$29.17, or $1.46 per unit$50, or $0.83 per unitFrom $100, or from $0.67 per unit
RentRedi$12, or $0.60 per unit$12, or $0.20 per unit$12, or $0.08 per unit
DoorKeeping$40, or $2.00 per unit$120, or $2.00 per unit$300, or $2.00 per unit

Example DoorLoop at a made-up 150 units, using the published rates: the first 100 units at $2.50 cost $250, the other 50 at $1.50 cost $75, so $325 a month, which is $325 divided by 150, about $2.17 per unit. At 20 units the $199 minimum applies, which is $199 divided by 20, or $9.95 per unit.

AppFolio Core is left out of the table because it starts at 50 units and its minimum spend is not published. Buildium is left out because its page shows a starting price, not a per-unit rate; ask for a quote at your unit count.

Costs that are not on the price line

  • Setup and onboarding. Buildium lists $99 per business bank account on Essential and says onboarding is required on Growth and Premium, without stating the fee.
  • Fees your tenants pay. Innago is free to the landlord, and its page says tenants pay $2 per ACH payment and 2.99% per card payment by default.
  • Annual agreements. Yardi Breeze lists an annual agreement for residential plans.
  • Higher tiers. Several companies put features such as advanced accounting or support levels on more expensive plans; check which plan holds what you need.

Compare quotes in four steps

  1. Write down your unit count today and in two years.
  2. For each product, find the plan that has every feature you need, not the cheapest plan.
  3. Work out the monthly cost at both unit counts, applying the minimum, and add setup fees spread over the first year.
  4. Add fees your tenants would pay, since a fee they notice is a cost to you in goodwill.

What DoorKeeping costs

DoorKeeping is $2 per unit per month, with every feature included, no setup cost, no minimum, and no tiers or add-ons. Tenants and owners pay $0 in any other fees; rent goes straight to your own bank and DoorKeeping never holds it. Leases are e-signed, and owner statements, Schedule E and the 1099-NEC report come from the books. If you need tenant screening, listings or paying vendors inside the same tool, weigh that honestly against tools that have them. Details on pricing.

Questions

What is a typical per-unit price for property management software?
Published per-unit plans read on October 29, 2026 ranged from $1 (Yardi Breeze) to $2.50 billed yearly (DoorLoop One), with higher tiers above that. Minimums often matter more than the rate for small portfolios.
Why is software more expensive per unit for small landlords?
Monthly minimums. A $100 minimum is $1 per unit at 100 units but $5 per unit at 20.
Is free property management software really free?
Free to the owner, sometimes. Check whether tenants pay payment fees and which features need a paid plan.
