Getting started
Who is DoorKeeping for?
Landlords and small teams, from one home to many properties, who want simple, low-cost software they can run themselves.
How do I start?
Sign up free, import your rent roll and connect Claude or ChatGPT. You can try the sample portfolio or the demo first.
Can I move from AppFolio, Buildium or Yardi?
Yes. Import your rent roll from a spreadsheet or an export from your current software.
Do I need a sales call?
No. Everything is self-service, with no setup cost.
Pricing
What does it cost?
$2 per unit per month with every feature included. No setup cost, no minimum, no tiers and no add-ons.
When does billing start?
When DoorKeeping matches your first rent payment. Until then it is free to sign up, add units and try everything.
Do tenants pay fees?
Tenants pay $0 by bank transfer or Zelle. Pay rent by credit card (3% card fee, which covers card processing). Credit cards only where state law allows. Debit and prepaid cards are not accepted. Card fees are refunded only if your rent payment is refunded. Bank transfer is always free. Screening is passed through at cost.
Do extra team members cost more?
No. The price is per unit, never per person.
Rent and money
Does DoorKeeping hold my rent?
No. Rent and payments stay in your own bank accounts. DoorKeeping never holds your money and sends a payment only when you approve it.
How does it know who paid?
Each tenant has a memo, like 12B SMITH, and an exact amount. DoorKeeping reads your bank feed and matches each deposit to its lease.
Can it charge late fees?
Yes, after your grace period and within your state’s limit. Each late fee waits for your approval.
Who pays vendors and helpers?
You do, from your own bank, after you approve the payment in DoorKeeping.
AI and your data
Which AI apps work?
Claude and ChatGPT, with your own account.
Can the AI move money or send notices on its own?
No. Anything with money or a legal step waits in your approvals until you tap Approve.
Who can see my data?
You, and each tenant sees only their own unit and lease. You choose which portfolio your AI app can read and can disconnect it at any time.
Do I have to use AI?
No. The web app shows your rent, approvals, leases and reports too.
