DoorKeeping by DoorRaise

Terms of service

These terms apply to everyone who uses DoorKeeping by DoorRaise: owners, their staff and visitors. Please read them: they limit our liability.

Version 2026-10-30-r2 · Effective October 28, 2026

This page is not legal advice. It explains how DoorKeeping works. For a question about your own situation, talk to your own lawyer.

01

Agreement and who we are

DoorKeeping is software made and run by DoorRaise, Inc. (“DoorRaise”, “we”, “us”) that helps owners run their rental properties, including through an AI app such as Claude or ChatGPT connected at https://doorkeeping.com/mcp. By creating an account, connecting an AI app or using DoorKeeping in any way, you agree to these terms and our privacy policy. If you use DoorKeeping for a company, you confirm you can bind it.

02

What DoorKeeping is not

DoorKeeping is software. It is not a law firm, an accounting firm, a bank, a property manager or a real estate broker, and it does not give legal, tax, accounting or financial advice. Anything it shows or writes, including an answer from an AI app, is information to help you decide, not advice.

03

Your account

You must be at least 18 and able to form a binding contract. Give accurate information and keep your email address current, because that is how you sign in (with an email code, or with a passkey where your device supports it). You are responsible for what happens on your account and for the people you add to your organization. Tell us right away at support@doorkeeping.com if you think someone else has used it.

04

You are the landlord

You own or manage your properties, and you stay responsible for them. That includes following fair housing law, landlord-tenant law, privacy law and every other law that applies where your properties are, in your leases, notices, fees, screening, rent and how you treat applicants and tenants. DoorKeeping does not make those decisions for you.

You are responsible for the data you add, including your tenants’ details: that it is accurate and that you have the right to add it.

05

AI answers and your approvals

Answers and drafts from DoorKeeping and from the AI app you connect can be wrong or incomplete. Check them before you rely on them.

Anything involving money or a legal step (such as a payment, a signature, a legal notice or an applicant decision) waits in your approvals queue until an owner accepts it on doorkeeping.com. An AI app can reject an item but cannot accept one. You are responsible for what you approve.

06

Price

DoorKeeping costs $2 per unit per month, with every feature included, no setup cost and no minimum.

Tenants pay rent and deposits directly into the owner’s own bank accounts. DoorKeeping never holds that money and sends a payment only when the owner approves it. Once tenant screening launches, it costs DoorKeeping’s actual cost per report, with no markup, capped where a state’s law requires; the applicant pays it unless the owner chooses to.

Payments are not live yet, so nothing is charged today. Before we start billing, we will tell you by email and show the price in DoorKeeping.

07

Acceptable use

Don’t: give false information; use someone else’s account or data; probe or test the security of DoorKeeping without our written permission; scrape it or overload it; upload malicious code or unlawful content; harass anyone; or use DoorKeeping to break any law, including fair housing, landlord-tenant, consumer protection, privacy and anti-spam laws.

We may suspend or close an account, or end an AI app’s connection, when we think it is needed to protect people, DoorKeeping or the law.

08

Text messages (SMS)

DoorKeeping texts tenants and local pros from +1 (877) 316-0088 only after they agree, as described at doorkeeping.com/sms. Msg & data rates may apply. Msg frequency varies. Reply STOP to stop and HELP for help. Agreeing to texts is never a condition of renting.

Owners: check the box saying a tenant agreed to texts only when that tenant really agreed, and never make texts a condition of renting.

Mobile numbers and SMS consent are never shared with or sold to third parties for marketing. Carriers are not liable for delayed or undelivered messages.

09

Your content

You keep ownership of what you add. You let DoorRaise host, copy, show and process it as needed to run DoorKeeping for you, keep records and meet legal obligations.

You also let DoorRaise combine your data with other owners’ data to publish anonymous rent statistics, as our privacy policy describes (Rent Report). No statistic identifies you, a building or a tenant, none is used to set or suggest rent, and you can leave your portfolio out in Settings, Rent Report.

10

Other services

DoorKeeping works with services run by others, including the AI app you connect and our hosting and database providers. We don’t control them and aren’t responsible for what they do, and each has its own terms.

11

Ending your account

You can stop using DoorKeeping at any time, and you can ask us to delete your account by writing to support@doorkeeping.com. We may end your access if you break these terms. When an account ends, we keep only what our privacy policy says we keep. These sections continue after an account ends: Your content, Disclaimers, Limitation of liability, Indemnity, Law and disputes and General.

12

Disclaimers

DOORKEEPING IS PROVIDED “AS IS” AND “AS AVAILABLE”. TO THE FULLEST EXTENT THE LAW ALLOWS, WE DISCLAIM ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, ACCURACY AND NON-INFRINGEMENT. WE DON’T WARRANT THAT DOORKEEPING WILL BE UNINTERRUPTED, SECURE OR ERROR-FREE, OR THAT ANY ANSWER, DRAFT OR NUMBER FROM DOORKEEPING OR AN AI APP IS ACCURATE OR COMPLETE.

13

Limitation of liability

TO THE FULLEST EXTENT THE LAW ALLOWS, DOORRAISE AND ITS OWNERS, DIRECTORS, OFFICERS, EMPLOYEES, CONTRACTORS AND AGENTS ARE NOT LIABLE FOR ANY LOST PROFIT, LOST RENT, LOSS OF DATA OR GOODWILL, OR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY OR PUNITIVE DAMAGES, UNDER ANY THEORY, EVEN IF WE WERE TOLD THEY WERE POSSIBLE. OUR TOTAL LIABILITY FOR ALL CLAIMS RELATED TO DOORKEEPING IS LIMITED TO THE GREATER OF WHAT YOU PAID DOORRAISE FOR DOORKEEPING IN THE 12 MONTHS BEFORE THE CLAIM AROSE AND $100.

Some places don’t allow certain limits, so some may not apply to you. Nothing in these terms limits liability that the law does not allow to be limited, including liability for our own fraud.

14

Indemnity

You agree to defend and hold harmless DoorRaise and its people from claims by others, including your tenants, applicants and regulators, that arise from how you run your properties, what you approve, the data you add, your breach of these terms or your violation of law.

15

Law and disputes

Write to us first and give us 30 days to try to fix the problem. These terms are governed by the laws of the State of Delaware, without regard to conflict-of-laws rules. Any dispute goes to the state and federal courts in Delaware, unless the law where you live gives you a right to bring it elsewhere.

16

General

These terms are the whole agreement between you and DoorRaise about DoorKeeping. If part is unenforceable, the rest stays in effect. Our not enforcing something isn’t a waiver. You may not transfer these terms without our consent; we may transfer them to a successor to our business.

17

Changes

We may update these terms. The version and effective date are at the top of this page. If a change is significant, we will tell you by email or in DoorKeeping before it takes effect. Using DoorKeeping after a change takes effect means you accept it.
