Buildium alternatives: how to choose by price structure

People look for Buildium alternatives mostly because of how the bill is built: a plan price, then fees for e-signatures, bank payments, screening and bank accounts. The right replacement depends on whether you want a flat per-unit price, a free tier, or fewer add-ons. This page compares five options on prices read from each company's own page on 2026-10-30, with who each fits and no ranking.

What should you compare when leaving Buildium?

  1. How the price is built: per unit, a flat yearly price or a free tier.
  2. Minimums: a monthly floor that a small portfolio pays regardless of units.
  3. Setup and onboarding: Buildium requires an onboarding service on Growth and Premium and charges $99 per business bank account beyond the included count.
  4. Per-use fees: e-signatures, bank payments, screening and check printing.
  5. Who pays tenant fees: the owner, the tenant or either.

Buildium itself is a fit when you want its plan tiers and are fine with the per-use pricing; its pricing page starts at $65 a month.

  • Yardi Breeze: portfolios near or above 100 units where $1 per unit beats the $100 minimum. See Yardi Breeze pricing.
  • TurboTenant: landlords with a few units who want listings, screening and rent collection with a free start. See TurboTenant pricing.
  • Avail: owners with unlimited units on a $0 plan who accept that tenants pay $2.50 per bank payment and 3.5% by card on the free plan, per its pricing page.
  • DoorKeeping: owners who want the books, leases and reports run by asking Claude or ChatGPT, at one price with no minimum.

What does switching away from Buildium involve?

Plan for exports of the tenant list, leases, rent roll and ledger, and decide the cutover date so opening balances are clean. TurboTenant publishes a help article on exporting data from Buildium, and most vendors accept a spreadsheet import. Keep your Buildium access for the closing period so you can look up old charges. Tell tenants where to pay rent from the cutover date, since a changed payment method is the most common source of missed or late rent during a switch.

What does DoorKeeping include?

For $2 per unit per month DoorKeeping includes bank feeds with deposit matching, separate books for each property, owner statements, Schedule E and a 1099-NEC report, e-signed leases, work orders and vendor links. Nothing is billed per signature or per payment. Rent and payments stay in your own bank accounts. DoorKeeping never holds your money and sends a payment only when you approve it.
