Questions

What is the rule in Delaware?

Deadline to return the deposit: 20 days after move-out (Del. Code tit. 25 § 5514(e)-(f)). DoorKeeping last checked Delaware's law on October 28, 2026. Check your city and county rules too: they can be stricter.

What can I deduct from a security deposit?

Unpaid rent and charges under the lease, and the cost of damage beyond normal wear and tear. Normal wear and tear, such as faded paint or worn carpet from everyday use, is never charged.

Do I need to itemize the deductions?

Most states require a written, itemized list of each deduction and its cost. This letter lists each one with its amount and the total.

Where do I send the letter?

To the forwarding address the tenant gave you in writing. If you have none, send it to the last address you have and keep proof you sent it.

Is this legal advice?

No. It is a free standard form. Where DoorKeeping has checked your state's law, it uses that rule and the page shows the day we last checked it. It is not legal advice, and DoorKeeping is not a law firm. Check your city and county rules too: they can be stricter than the state.
