Rent Report
DoorKeeping Rent Report
A monthly look at how rent actually gets paid: on time by the 1st, 5th and 15th, partial payments, late fees, days to catch up and repeat late. Built from bank deposits matched to leases, as aggregates only.
Latest report
The first report publishes once enough owners are in
The first report publishes once at least 30 owners and 500 leases are in the sample. Nothing is shown until then, and no figure is estimated.
Privacy rules behind every figure
Aggregates only
Every figure is a share, a median or a count across many leases. There is no figure about one owner, one building or one tenant.
At least 30 owners and 500 leases
A figure is published only when at least 30 owners and 500 leases stand behind it. Smaller groups are merged into a larger one or left out.
Owners can opt out
An owner can leave the report in settings. Opted-out owners are left out of every count from the next month.
Never used to set rents
The report never sets or suggests anyone's rent, and no rent amounts are published.
Methodology
- Each month is computed automatically from rent that DoorKeeping has matched to a lease in the owner's bank feed. No person reads individual records.
- Rent paid on time counts a lease as paid when the month's rent is fully paid by the end of that day. Credits pay deposits first, then the oldest rent.
- Late fee share counts leases charged an automatic late fee. The median fee is across only the leases that were charged one.
- Days to catch up is the median days from the 1st to paid in full, for leases still owing on the 5th that paid in full that month. Repeat late is the share of leases still owing on the 5th last month that are still owing on the 5th again.
- Splits are by state, building size and rent type (housing voucher or market rate). A group under the floor is merged into Other. A figure that any group of a split cannot carry is dropped for that whole split, so no group can be worked out by subtraction.
- A published month is final. Owner and lease counts are rounded down (to 5 owners and 50 leases), and the sample is made of real portfolios only, never the sample portfolio.
Rent amounts are never published
The report shows shares, days and the median late fee. It never sets or suggests anyone's rent, and each owner's data stays inside their own portfolio.
