Days the notice gives to pay in Utah: 3 days, not counting Saturdays, Sundays and legal holidays. Source: Utah Code § 78B-6-802(1)(c). Last checked October 28, 2026.

Before a landlord can file an eviction for unpaid rent, most states require a written notice that gives the tenant a set number of days to pay, often 3 to 14. Pick your state and add the rent past due. Where DoorKeeping has checked your state's law, the notice uses its wording and number of days and fills in the pay-by date; where we have not, you enter the days.

Questions

What is the rule in Utah?

Days the notice gives to pay: 3 days, not counting Saturdays, Sundays and legal holidays (Utah Code § 78B-6-802(1)(c)). DoorKeeping last checked Utah's law on October 28, 2026. Check your city and county rules too: they can be stricter.

Does this notice start an eviction?

No. It is the written notice many states require before a landlord may file. Filing is a separate step in court, and the notice does not end the lease by itself.

What if the tenant pays part of the rent?

In some states, taking part of the rent can affect your right to go ahead with an eviction for that rent. Pick your state: the page shows the rule DoorKeeping checked, when there is one.

How do I deliver it?

Each state sets how this notice must be delivered: by hand, by mail, or posted at the home. Pick your state to see the rule where we checked it, and keep proof of delivery.

Is this legal advice?

No. It is a free standard form. Where DoorKeeping has checked your state's law, it uses that rule and the page shows the day we last checked it. It is not legal advice, and DoorKeeping is not a law firm. Check your city and county rules too: they can be stricter than the state.
