ResMan alternatives that publish a price, worked at 100 units

ResMan lists Start, Scale and Thrive plans and a Get Pricing demo request, and no amounts. Alternatives that publish numbers at 100 units come to $1,200 a year at Yardi Breeze ($1 per unit), at least $1,788 at AppFolio Core ($1.49 per unit, minimum spend not stated), $2,400 at Rentec Direct Pro and at DoorKeeping, $2,736 at Hemlane Basic and $3,000 at DoorLoop, with Buildium listed from $65 a month and unit limits not stated. Features differ widely, so use the figures as a starting point.

Why compare against a quote-only vendor

ResMan's pricing page is built around a demo request. That is a normal way to sell larger portfolios, but it leaves a buyer with nothing to benchmark. The fastest way to know whether a quote is high or low is to hold it against vendors that print theirs, which is what this page lists. See DoorKeeping vs ResMan for the direct comparison.

Published prices for 100 units, one year

SoftwarePlanYearly at 100 unitsPublished conditions
Yardi BreezeBreeze$1,200$1 per unit, $100 monthly minimum
AppFolioCore$1,788 at least$1.49 per unit, 50-unit minimum, minimum spend not stated
Rentec DirectPro$2,400$2 per unit, $50 monthly minimum
DoorKeepingOne plan$2,400$2 per unit, no minimum
HemlaneBasic$2,736$2 per unit plus $28 a month

Example a made-up owner with 100 units on Hemlane Basic pays $28 + 100 x $2 = $228 a month, so $228 x 12 = $2,736 a year. On DoorLoop One the same 100 units are 100 x $2.50 = $250 a month, $3,000 a year, and on Yardi Breeze 100 x $1 = $100 a month, $1,200 a year.

Yardi Breeze lists the lowest per-unit price in this set. DoorKeeping and Rentec Direct Pro match at 100 units. The plans differ in what they include, so a lower figure is not automatically better.

Matching the alternative to the need

  • You manage affordable-housing programs such as HUD, Tax Credit or Rural Development: ResMan lists a dedicated Affordable plan family; none of the alternatives here is aimed at those programs, and DoorKeeping does not cover them.
  • You want a large vendor and will take a quote: AppFolio and Buildium both lead with plans and minimums.
  • You want published numbers and a flat rate: Yardi Breeze, Rentec Direct and DoorKeeping.
  • You want to run it by asking an AI: DoorKeeping connects to the Claude or ChatGPT you already use.

Where DoorKeeping fits

DoorKeeping is $2 per unit per month, every feature included, with no setup cost, no minimum and no contract. Bank rent is free for tenants, a credit card adds a 3% card fee where state law allows it and screening is passed through at exact cost. It covers conventional residential rentals from 1 unit up. For every vendor's fees in one table, see the compare page.

How do you compare a quote against these numbers?

Take the quoted monthly price, divide by your unit count for the effective per-unit price, and add any one-time fee spread over the first year. Then compare with the table above. A quote far above $3,000 a year at 100 units is paying for something beyond software, such as services or add-ons, and it is worth asking exactly what.

Remember that a published price covers what the plan includes. Ask what is outside it. DoorKeeping's $2 includes every feature, with no tiers, so there is nothing to upgrade to; screening is the one passed-through cost, at exact cost.
