DoorKeeping vs ResMan: published prices against pricing on request

ResMan publishes no prices. Its pricing page lists Conventional and Affordable plans, each in Start, Scale and Thrive versions, marketing packages and add-ons, and routes every plan to a "Get Pricing" demo request. DoorKeeping publishes one price: $2 per unit per month with every feature included, no setup cost, no minimum and no contract. Without a quote no ResMan figure can be compared, so this page compares what each publishes and what to ask for.

What does ResMan list on its pricing page?

ResMan's pricing page lists plan families, not amounts.

  • Conventional: Start, Scale and Thrive.
  • Affordable (for HUD, Tax Credit and Rural Development properties): Start, Scale and Thrive.
  • Marketing packages: bundles of websites, contact center, CRM and branding services.
  • Add-ons: insurance, utility billing, maintenance and inspections, AP automation, industry training, online reviews and more.

Each plan has a "Get Pricing" button that leads to a demo request. The only fee wording on the page is for its utility billing product, which says you pay only for the invoices you generate, without an amount.

What should you ask for before you compare?

When a price is quote-only, ask for the same five things from every vendor, in writing, so the numbers can sit side by side.

  • The per-unit monthly price at your unit count, and any monthly minimum.
  • Every one-time fee: setup, data migration, training.
  • The fee for each bank rent payment and each card payment, and who pays it.
  • The price of a screening report and who pays.
  • Which add-ons the plan you need requires, and their prices.

The same list works for AppFolio and Rent Manager, which also lead with a quote.

What does DoorKeeping publish instead?

DoorKeeping's price is the same at every size, so there is nothing to request.

Made-up ownerDoorKeeping per yearResMan
10 units10 x $2 x 12 = $240Pricing on request
50 units50 x $2 x 12 = $1,200Pricing on request
200 units200 x $2 x 12 = $4,800Pricing on request

Example a made-up owner with 50 units pays 50 x $2 = $100 a month, so $100 x 12 = $1,200 a year, with every feature included, no setup cost and no minimum. Tenants pay rent by bank transfer free; credit card rent adds a 3% card fee where state law allows it; screening is passed through at cost.

Where each one fits

ResMan's plan list includes an Affordable family for HUD, Tax Credit and Rural Development properties, which DoorKeeping does not cover; tax-credit, HUD project-based and USDA compliance are outside its scope. If those programs are part of your portfolio, ResMan's page is where that need is addressed.

For conventional residential rentals from 1 unit up, DoorKeeping is built around asking Claude or ChatGPT: rent matched to bank deposits, books for each property, bills read and coded, late fees within state caps, e-signed leases and renewals drafted for your approval, with every money step waiting for your tap. See the full fee comparison.

How does a quote-only purchase usually go?

A demo request typically leads to a call, a walkthrough and then a written quote, which can take days. That is fine when you are buying for a large organization with several approvers. For an owner who wants to start this week, a published price and a self-serve start are the faster route: you can sign up, add your units and try the product before any billing begins.

At DoorKeeping, billing starts only at the first rent the system matches for you, so signing up, importing your rent roll and looking around cost nothing, and a sample portfolio is always free. If you later want a larger vendor's quote, you will have a clear number to hold it against.
