Free move-in and move-out checklist

A move-in checklist records the condition of each room before the tenant moves in, so at move-out you can show what changed and keep only what the law allows from the deposit. Add the home and the number of bedrooms and bathrooms, and download a room-by-room checklist with columns for both walk-throughs and signature lines.

Questions

Why use a move-in checklist?

It is the record of the home's condition on the first day. At move-out it shows which damage is new and which was already there, which protects both you and the tenant when the deposit is returned.

When should we fill it in?

On move-in day, before the tenant's things are in, with the tenant if you can. Walk through again at move-out and fill in the second column.

Should I take photos?

Yes. Dated photos of each room at move-in and at move-out are the best proof. DoorKeeping's move-in check keeps the photos with each item and shows them side by side at move-out.

Does my state require a checklist?

Some states require a written move-in condition list, and many require an itemized statement for anything kept from the deposit. Check your state's rules: the checklist prints your state's deposit deadline where DoorKeeping checked it.

Is this legal advice?

No. It is a free standard form. Where DoorKeeping has checked your state's law, it uses that rule and the page shows the day we last checked it. It is not legal advice, and DoorKeeping is not a law firm. Check your city and county rules too: they can be stricter than the state.
