Rentvine alternatives that publish their prices, worked at 10 and 40 units

Rentvine publishes a starting rate ("as low as $1.50 per unit"), a one-time setup fee with no amount, and a note that screening and transaction fees may apply, with a quote for the rest. Alternatives that publish a full price include Yardi Breeze at $1 per unit with a $100 monthly minimum, DoorLoop from $2.50 per unit with a $199 monthly minimum, Rentec Direct from $2 per unit with a $50 monthly minimum, Hemlane at $2 per unit plus $28 a month, Buildium from $65 a month and DoorKeeping at $2 per unit with no minimum. Which fits depends on your unit count and on what you want the software to do.

Why owners look past a quote-based price

Rentvine's pricing page is straightforward about the model: per active unit, a floor of $1.50, a custom quote and a demo. Owners comparing several vendors often want the setup fee, the screening fee and the minimum on one page before they book a call, and that is the reason this list favors companies that print the numbers. A published price does not make a product better; it makes it comparable.

What each costs for a year at 10 and 40 units

Yearly software price from each company's own pricing page, with one-time setup fees left out. Features differ widely, so a lower number is not a better deal on its own.

Software10 units40 unitsMinimum or catch
Rentvine$180 at least$720 at leastStarting rate only; setup fee unpublished
Yardi Breeze$1,200$1,200$100 a month minimum applies
DoorLoop One$2,388$2,388$199 a month minimum applies
Rentec Direct Pro$600$960$50 a month minimum
Hemlane Basic$576$1,296$28 monthly platform fee
Buildium Essential$780 at least$780 at leastStarting price; unit limits not stated
DoorKeeping$240$960None

Example a made-up owner with 10 units on Yardi Breeze has a per-unit total of 10 x $1 = $10 a month, but the $100 monthly minimum applies, so the bill is $100 x 12 = $1,200 a year. The same 10 units on Hemlane Basic are $28 + 10 x $2 = $48 a month, or $576, and on DoorKeeping 10 x $2 x 12 = $240.

Minimums change the picture at small sizes. Yardi Breeze and DoorLoop charge their minimum until you reach 100 and 80 units respectively, so they favor larger portfolios.

Which one fits which owner

  • You run a management business with staff and want a quote-based vendor: stay with Rentvine or ask AppFolio and Buildium for their quotes.
  • You manage 100 or more units and want the lowest published per-unit price: Yardi Breeze lists $1 per unit with a $100 monthly floor.
  • You want a fixed per-unit price at any size, with no minimum: DoorKeeping.
  • You want a person to help with leasing: Hemlane lists services on its higher plans, such as tenant placement from $695.

Check the fees outside the plan price

Rentvine says transaction and screening fees may apply, without amounts. The same question applies to every vendor: what do tenants pay to send rent, and who pays for screening. Rentec Direct publishes its schedule, with Pro and PM bank payments free for one per active property a month and then $0.50 each. Hemlane lists bank rent at no fee and card at 3%, and a $40 screening total paid by the applicant.

DoorKeeping adds no fee of its own for bank rent. A tenant who chooses a credit card pays a 3% card fee where state law allows it, and screening is passed through at DoorKeeping's exact cost.

Where DoorKeeping fits

DoorKeeping is $2 per unit per month with every feature included, no setup cost and no contract. It is built for an owner who would rather ask than click: Claude or ChatGPT answers portfolio questions across every property, deposits are matched to tenants, and each property keeps its own books.
