Rental listing abbreviations: what they mean and which to spell out
Rental ads are full of short forms: BR means bedroom, BA bathroom, W/D washer and dryer, SF square feet, HOA homeowners association, OBO an open price, and NS no smoking. As a landlord, use only the ones every renter knows (BR, BA, SF), spell out the rest, and never use a short form that hints at who may apply.
Why abbreviations matter in a rental ad
Abbreviations came from newspaper classifieds, where every word cost money. Online there is no per-word charge, but a title still cuts off after about 60 characters, so short forms stayed. The cost now is confusion: a renter who does not know what "CHA" or "EIK" means may skip the ad, and a renter who reads "W/D" as "washer and dryer included" when you meant "hookups only" will be annoyed at the showing.
The rule of thumb is simple. If more than a few renters would stop to wonder, write the full words in the description and keep the short form, if you use one at all, for the title.
Size and layout
| Short form | Means | Note |
|---|---|---|
| BR / BD | Bedroom | Safe to use. "2BR" is read by every site. |
| BA / BTH | Bathroom | Say "1.5 BA" only if one is a half bath with no shower. |
| SF / sq ft | Square feet | Give the real figure, not a guess. |
| Studio / efficiency | One room with a sleeping area | Say whether the kitchen is separate. |
| EIK | Eat-in kitchen | Spell out: room for a table. |
| LR / DR | Living room / dining room | Spell out if the layout matters. |
| Lg / Sm | Large / small | Add the size in feet. |
Features, utilities and costs
| Short form | Means | Say it this way |
|---|---|---|
| W/D | Washer and dryer | Write "washer and dryer included" or "washer and dryer hookups only". They are very different. |
| A/C or CAC | Air conditioning or central air | Name the type: central, window units or wall unit. |
| HW | Hot water, or hardwood | Never use it. Write "hot water included" or "hardwood floors". |
| HOA | Homeowners association | Say whether the owner or the tenant pays dues, and whether the HOA has rules for tenants. |
| Utils incl. | Utilities included | List which: water, sewer, trash, gas, electric, internet. |
| Sec dep | Security deposit | Give the dollar amount. |
| OBO | Or best offer | Do not use for rent unless you really negotiate it. |
| NS | No smoking | Fine as a policy. Write "non-smoking unit". |
A listing that says "utilities included" with no list leads to disputes. See how to state utilities in a rental ad.
Short forms to avoid because of fair housing
Under 42 U.S.C. 3604(c) a rental ad may not state a preference or limitation based on a protected class (see the statute). A short form is still a statement. Phrases such as "no kids", "adults only", "NS/NP/NK" strings that include children, "mature", "Christian home", "bachelor pad" or "master bedroom" shorthands that carry a description of the tenant are risks. HUD's advertising guidance treats the words that describe the home as fine and the words that describe the people as not.
- Describe the unit: "3BR, 2BA, fenced yard", not "great for families".
- State a legal occupancy limit as a number of people if your local code sets one, not as a ban on children.
- Say "pets: see policy" and state the policy. Assistance animals are not pets under fair housing rules, so a pet policy must say they are handled separately.

When in doubt, spell it out
Phone screens show less than you expect, and a renter scanning twenty ads reads quickly. If a short form makes you stop and think, it will do the same to them. Keep the title for the facts a renter filters on, and write the description in full sentences. Read your ad aloud once. Anything that sounds odd out loud is probably a short form to spell out.
How DoorKeeping handles it
DoorKeeping fills a listing from the unit: bedrooms, bathrooms, square feet, rent, deposit and the available date come prefilled, and the title is written out in full, such as "2 bed, 1.5 bath at Maple Court, Austin". You can change it. The title, description and pet notes are checked for fair housing wording on save, and wording about who the home is for is refused. See the connect page.

Questions
- What does W/D mean in a rental listing?
- Washer and dryer. It can mean machines are included or only hookups are provided, so write which one in the description.
- What does OBO mean in a rental ad?
- Or best offer, meaning the price is open to negotiation. Most landlords should not use it for rent.
- What does EIK mean in an apartment listing?
- Eat-in kitchen, a kitchen with room for a table. Spell it out for clarity.
- Are abbreviations covered by fair housing law?
- Yes. A short form that states a preference about who may live in the home is treated like the full words.
