How to get your landlord morning brief from Claude or ChatGPT

Connect your assistant to DoorKeeping and ask "What needs me today?" It calls the morning brief and answers from your own records: who still owes rent after the grace day, late fees posted in the last 7 days, payment plans, approvals waiting for you and any law change in your states. It reads only. You act on what it finds in the approvals queue.

What is in the morning brief

A landlord's day usually starts with the same few checks: did rent come in, who is late, did anything break, is something waiting on me. The brief answers them in one call instead of five screens. For the whole portfolio, or for one property if you name it, it returns:

  • Who still owes rent after the grace day. Rent is due on the 1st and counted late after the 5th, or after your state's longer grace period.
  • Late fees posted in the last 7 days.
  • Payment plans: how many are active, how many offers wait for the tenant to accept, and any plan that ended in the last 7 days.
  • Approvals waiting, with the five oldest listed so you can open them.
  • This month's AI spend against its cap, with a plain message if AI extras are paused.
  • Law changes: a rule in one of your states whose official source changed since DoorKeeping last read it.

Amounts come back in cents and each property uses its own local date, so a Pacific property is not judged on Eastern time.

Prompts to type

You do not need special words. These all lead to the brief:

  • What needs me today?
  • Who is late on rent, and how much is overdue in total?
  • Anything waiting for my approval, oldest first?
  • Give me the morning brief for the Maple Street property only.
  • Did any payment plan break this week?

The second prompt is the one most owners start with. For longer follow-ups on one late tenant, see AI prompts for late rent.

How to read the answer

Example a made-up owner has two buildings. The brief says three leases are late: 2B owes $1,150 after the grace day, 5A owes $1,150 plus a $50 late fee, and 9C owes $575 on a plan. Total overdue is $2,925. One approval has waited four days. The assistant should say all of that in two or three lines and name the oldest approval first.

Check one number. Ask the assistant to open the tenant ledger for the largest balance and confirm the charges that add up to it. A figure with no ledger lines behind it should not be trusted.

Tenant names in the results are data people typed into the system. A good assistant treats them as text to show you, never as instructions. If a name field ever contains a sentence telling the assistant to do something, it should ignore it and tell you.

What you do after reading it

The brief is a starting point, not a decision. Each finding leads to one of your own steps:

Brief showsYour next step
A tenant late after graceAsk for the ledger, then decide between a reminder, a payment plan or a notice.
A broken payment planLate fees resume on their own under your rule. Decide whether to offer a new plan.
Approvals waitingOpen each in doorkeeping.com and tap accept or reject. The assistant can read the list but the tap is yours.
A law change in your stateRead the change and check your leases and notices that use it.

Doing this once at the start of the day is enough. Daily follow-up rhythm is covered in a day-by-day late rent schedule.

How DoorKeeping handles it

The morning brief is one of DoorKeeping's read-only tools, available to Claude and ChatGPT once you connect them. Rent stays in your own bank account, and anything involving money waits for your approval. Anything that involves money or a legal step, such as a refund, a notice or a renewal, waits in your approvals until you approve it. The full list of tools is on the connect page.

Questions

Does the morning brief change anything?
No. It only reads your records. Nothing is sent, charged or approved from it.
Can I get the brief for one property?
Yes. Name the property in your question and the assistant passes it along, so the numbers cover only that property.
Why does a tenant show as late on the 6th and not the 2nd?
The default rule counts rent as late after the grace day, the 5th, or after your state's longer grace period. An older month or a late fee counts as late at once.
Does it use my own AI subscription?
The assistant you connect is your own Claude or ChatGPT. The brief also reports DoorKeeping's own AI spend for the month against its cap.
