Can ChatGPT write a residential lease? What it tends to miss
It can write readable lease text, but a lease is more than readable. Your state may require disclosures, limit the deposit and fees, and set what a lease may not say, and an assistant does not know which of those apply to you. Use it for a first draft and plain wording, then check each required item yourself, or start from a state form.
What an assistant can do well
- Turn a rough list of rules (pets, parking, trash, quiet hours) into clear numbered clauses.
- Rewrite a dense clause in simpler words.
- Spot clauses that contradict each other, such as two different due dates.
- Fill a template with your facts: names, address, rent, term.
What it tends to miss
Required items depend on the place and the building. The assistant writes what leases usually say, not what your state demands. Examples worth checking by hand:
| Item | Example of a rule | Where to check |
|---|---|---|
| Lead-based paint (homes built before 1978) | EPA says a landlord must give the lead pamphlet, disclose known lead information and records, include the Lead Warning Statement, and keep a signed copy for three years. | EPA real estate disclosure page |
| Where the deposit is held | Florida requires written notice within 30 days of receiving a deposit or advance rent, saying how and where it is held. | Florida Statutes 83.49 |
| Deposit limits and deadlines | Differ by state: some cap the amount, many set a return deadline. | Your state statute |
| Late fee terms | Many states cap or limit late fees. | Your state statute |
| Notice terms | Required notice lengths and delivery methods vary. | Your state statute |
The first two rows are from the EPA page and the Florida statute listed under Sources, read on 2026-10-30. The other rows describe common patterns: check your own state.
Watch for fair housing problems in the wording
A lease rule that applies to a protected class differently, or a rule worded as a preference, can cause trouble. The Fair Housing Act bars discrimination in the terms, conditions or privileges of a rental (42 U.S.C. 3604). Examples to re-read for: limits on children, rules on assistance animals, "no" lists that single out a group. Ask the assistant to flag any clause that treats tenants differently, then decide for yourself.
A safer way to use it
- Start from your state's form or a template made for your state, if one exists.
- Ask the assistant to explain each clause in plain words and to flag any it thinks may conflict with your state's law, citing the statute.
- Verify each flagged cite on the legislature's site. See can you trust ChatGPT on landlord law.
- Add the required disclosures yourself.
- Keep the final version and the signed copy together.
Clauses to write yourself, then let AI polish
Some clauses carry your business decisions, and these are worth writing out in your own words first. The assistant then tightens the wording and checks them against each other.
- Rent, due day, the grace period and how late fees work, if your state allows them.
- How and where rent is paid, and what a payment must say so you can tell who paid.
- Who handles repairs, how a tenant reports one, and what counts as an emergency.
- Entry: how much notice you give before you come in, except in an emergency.
- Renewal and ending: how much notice each side gives, and what happens at the end of the term.
- Pets, guests, parking, smoking and noise, each in one or two plain sentences.
After the draft, ask the assistant to read it as a tenant and list every sentence that is unclear, then as a landlord and list every place where you are not protected. Both lists are useful, and neither is a legal review. Cut anything you cannot explain in one sentence, because a lease you cannot explain is hard to enforce fairly.
How DoorKeeping handles it
DoorKeeping drafts leases from your property and tenant records, has them signed online, and files the signed copy in Documents. Renewals are drafted from the same records and checked against the state's rent increase rules, and you approve them before they go out for signatures. DoorKeeping gives no legal advice, so read what you send.

Questions
- Is a lease written by ChatGPT enforceable?
- Enforceability turns on your state's law and the lease's contents, not on who typed it. Check the required items.
- Can I paste my old lease and ask for an update?
- Yes, with names and ID numbers removed. Then check every changed clause.
- Should a lawyer review it?
- That is your call. A lawyer licensed in your state can tell you what applies to your rental.
