How to summarize a lease with AI and pull out the key dates
Ask the assistant to list the dates, amounts and rules from the lease as a table, with an exact quote beside each, then check the quotes against the document. A summary with no quotes can include a term the lease does not contain. Remove names and ID numbers before you paste or upload, and keep only what the question needs.
What a landlord wants out of a lease
You rarely need the whole lease read back to you. You need the handful of items you act on: when it starts and ends, the rent and its due date, the deposit, the late fee terms, who pays which utility, rules on pets and guests, how to give notice, and renewal terms. Seen once in a table, they are easy to check and easy to put in a calendar.
| Item | Why you need it |
|---|---|
| Start and end dates | Sets when to offer a renewal and when a tenancy ends. |
| Rent amount and due day | Matches what the tenant should be paying. |
| Deposit amount | Starts your return deadline when the tenant moves out. |
| Late fee terms | What you may charge, and when. |
| Notice terms | How each side must give notice. |
| Pet, guest and parking rules | What a violation notice would cite. |
| Utilities and who pays | Settles a common dispute early. |
Ask for quotes, not only a summary
Anthropic's guidance on reducing hallucinations says that for long documents you can ask the model to extract word-for-word quotes first and then work from them, which grounds the answer in the actual text. You can also ask it to verify each claim by finding a supporting quote and to retract a claim it cannot support (Anthropic: Reduce hallucinations).
Example prompt: "Below is a residential lease with names removed. Make a table of: start date, end date, monthly rent, due day, deposit, late fee terms, notice terms, pet rules, guest rules, utilities. For each row, give the exact words from the lease in quotes. If the lease does not say, write NOT STATED. Do not guess or fill in typical terms. Then list anything that looks unusual."
"NOT STATED" is the most useful phrase in that prompt. Without it, an assistant may fill a blank with a typical term, and you would trust a clause that does not exist.
How to check it in two minutes
- Open the lease next to the table.
- For each row, search the lease for the quoted words. If you cannot find them, the row is wrong.
- Check each date and each dollar figure by eye. These are the errors that cost money.
- Look at every NOT STATED row and decide whether the lease really is silent.
- Put the dates in your calendar and save the table next to the lease.
Example a made-up lease runs from March 1 to the last day of February the next year. A summary says "ends March 1" because it read the start date twice. Searching for the quoted words "ends on" finds no such sentence, which exposes the error before you miss the renewal date.
What to leave out
A summary does not need the tenant's name, phone, email, date of birth or ID number. Replace names with Tenant A and Tenant B. The FTC's guide for business says to collect and keep only the personal data you truly need, and to lock down and dispose of what you hold (FTC: Protecting Personal Information). See the full list of what to remove before pasting a lease.
Lease laws also require things the lease might omit. For a pre-1978 rental, for example, EPA says a landlord must give the lead pamphlet and disclosures before the lease is signed (EPA: Real Estate Disclosure). A summary of what the lease says will not tell you what it should have said.
How DoorKeeping handles it
In DoorKeeping, leases are drafted from your records, signed online and filed in Documents, so the dates already live in the system. A connected assistant can read the lease status and the leases ending soon from there, instead of reading a pasted copy. Renewal drafts are saved only after you say yes and are sent only when you tap Send on doorkeeping.com.

Questions
- Can I upload a scanned lease?
- You can, but a scan may be read wrongly. Check every date and dollar figure against the page.
- Will the assistant spot an illegal clause?
- It may point at one, but it can also miss one or flag a legal one. Check your state's rules yourself.
- Is it safe to paste a lease?
- Remove names, contact details and ID numbers first. See the guide on what to redact.
