Rent Manager pricing: no prices are published, so here is what to ask

Rent Manager does not publish a price for any bundle. Its pricing page, read on 2026-10-30, shows Basic, Plus and Premium bundles with a Get Quote button that leads to a demo request. Because there is no list price to multiply, a 5, 20 or 50 unit owner cannot compute a bill from the page. This guide covers what each bundle contains, the conditions the page says can add cost, and the questions that turn a quote into a comparable number.

What does Rent Manager publish about price?

Nothing numeric. The pricing page lists three bundles and asks you to request a quote. There is no per-unit price, no monthly minimum, no setup fee and no per-use fee on it. The same is true of the payments and screening pages we checked: they describe features and name vendors, not amounts.

Made-up ownerRent ManagerDoorKeeping
5 unitsNot published5 x $2 x 12 = $120
20 unitsNot published20 x $2 x 12 = $480
50 unitsNot published50 x $2 x 12 = $1,200

What do the three bundles include?

  • Basic: full accounting, standard and custom reporting, work orders, marketing and leasing tools, online applications with unlimited e-signatures, owner, prospect and tenant portals, a tenant app, vendor management and AI call summaries.
  • Plus: everything in Basic, with text and phone broadcasts, a staff mobile app, technician route mapping and extra AI tools for payables, voicemail and banking.
  • Premium: everything in Plus, with video inspections, maintenance scheduling, a dedicated customer success team, AI report analysis and an MCP connector.

The page does not say which bundle fits which portfolio size.

What does the page say can add cost?

Three conditions appear in the page's own wording. Texting requires registration and a purchased phone number. AI call summaries and voicemail insights require a phone service subscription with call recording. And a list of add-on services, such as a 24/7 call center, professional website design and integrated VoIP phones, is shown without prices. Rent Manager's payments page names its vendor payments "No Cost AvidPay", and a screening integration page says the applicant can be charged, with no amount given.

What should you ask in a quote?

  1. The price per unit per month at your unit count, and any monthly minimum.
  2. Setup, data migration and training fees, and whether the contract term auto-renews.
  3. The fee for online rent payments, by bank and by card, and who pays it.
  4. The cost of screening, texting, the phone number and any phone service the AI tools need.
  5. What is billed separately that the bundle list does not mention.

Example a made-up 20-unit owner is quoted $300 a month plus a $500 one-time setup. The first year costs $300 x 12 + $500 = $4,100, which is $4,100 / 240 unit-months = about $17.08 per unit per month. This quote is invented to show the arithmetic and is not a Rent Manager price.

How do you compare a quote with a published price?

Convert every quote to the same unit: the first-year total divided by units and by 12. Include one-time setup, the phone number and phone service if you want texting and call summaries, and every add-on you actually plan to use. Then do the same for a published-price product, adding its per-use fees for the volume you expect. A quote that looks lower per unit can end up higher once the extras are counted, and the reverse can also be true. Ask for the quote to be itemized, and keep the dated email with the figures.

How does DoorKeeping handle price transparency?

DoorKeeping lists one price, $2 per unit per month, with every feature included and no setup cost or minimum, so the figure above is the whole bill. Rent and payments stay in your own bank accounts. DoorKeeping never holds your money and sends a payment only when you approve it.
