How to list a rental on Zillow, Zumper and Realtor.com

Three posts reach six big rental sites. Zillow Rental Manager publishes one listing to Zillow, Trulia and HotPads, with the first listing free; Zumper publishes to Zumper and PadMapper, with up to 5 free listings a month; and Avail, Realtor.com's landlord tool, lists for free on Realtor.com, Redfin and other sites. Write the listing once, check the wording, and post to each in one sitting.

What each site offers a small landlord

Each site publishes its own pages for owners, and they change, so read the price and limits on the day you list. As of 2026-10-30 these are what the sites' own pages say.

Where you postAlso shows onCost to post, per its own pages
Zillow Rental ManagerTrulia and HotPadsThe first listing is free; extra active listings are paid, at the price Rental Manager shows when you post.
ZumperPadMapper, plus other places Zumper names on its pageUp to 5 listings a month for free.
Avail (shown under the Realtor.com brand)Realtor.com, Redfin and what Avail calls 19+ sitesFree to list; a paid Promoted Listings upgrade is optional.

Automatic feeds are a separate thing. Zillow's feed program is for property management companies and property management systems, requires approval from its rentals integrations team before any work starts, has no cost to join, and says testing typically takes 4 to 6 weeks. That is why most owners with a few units post by hand.

Prepare the listing once

The slow part is not clicking Post. It is gathering the same facts three times. Prepare one packet first.

  • Address and unit number, rent, deposit, lease length and the date it is available.
  • Bedrooms, bathrooms, square feet, and what is included (utilities, parking, laundry).
  • Pet and smoking rules written as rules, not as who you want.
  • 8 to 15 photos, taken in daylight, landscape orientation, one clear photo of every room.
  • A description that says what the home has and what the terms are, checked against the fair housing words to avoid.
  • How a person should reach you or ask for a showing.

Keep wording about the home, not about people. HUD's rule at 24 CFR 100.75 makes it unlawful to publish a rental ad that indicates a preference based on race, color, religion, sex, disability, familial status or national origin, and it covers words, photos and where you choose to advertise. Phrases such as "perfect for" a type of household can cross that line. Our guide to fair housing listing words to avoid lists the common ones.

The order that saves time

  1. Post to Zillow Rental Manager first. One entry reaches Zillow, Trulia and HotPads.
  2. Post to Zumper while your free allowance lasts. It also shows on PadMapper.
  3. List through Avail to reach Realtor.com and Redfin, and add a paid upgrade only if you need it.
  4. Use the same photos, same rent and same available date on every site, so a renter who sees two ads sees one home.
  5. Put your own phone or email or a single showing request link in every ad, and use a different tag on each if you want to see which site works.
  6. When the unit is rented, take all of the ads down the same day.

Example a made-up owner lists a 2 bedroom for $1,650 through all three on a Monday and gets 4 showing requests by Friday. The owner tags each link with its site name and finds that all four came from one site. The owner keeps a paid upgrade there and skips upgrades on the other two. The numbers are invented to show the method, not a typical result.

Mistakes that cost leads

  • Different rent or dates on different sites. The FTC tells renters that the same property listed with different prices or contact details is likely a scam.
  • Leaving a rented unit online. It wastes people's time and invites complaints.
  • No clear way to book a showing. A phone number you do not answer loses the lead.
  • Photos of the wrong unit or old photos with a previous tenant's belongings visible.
  • Asking for money before a renter has seen the unit. The FTC warns that rental scammers copy real listings and ask for application fees or deposits, so tell renters you never ask for money before a showing.

How DoorKeeping handles it

DoorKeeping builds the listing from the unit's data, so you type almost nothing, and checks the text for fair housing wording before it goes anywhere. Each listing gets a fast public page with the Equal Housing Opportunity statement, a link to apply and a way to ask for a showing. One click on Distribute sends it to the listing sites DoorKeeping reaches and shows each site's status. Every link is tagged by site, so you can see where leads came from, and you get copy-and-paste text, share links and a flyer with a QR code for anywhere else.
