How long does an ACH rent payment take to clear?

Most ACH rent payments settle the same day or the next business day, and Nacha says the network can also schedule payments one or two business days out. Federal rules then make electronic payments available to you by the business day after your bank receives them. Weekends and federal holidays add time, because ACH does not settle on those days.

What an ACH rent payment is

ACH is the bank network behind direct deposit and most bill payments. The CFPB describes it as an electronic money transfer between banks and credit unions. For rent there are two kinds: a credit, where the tenant pushes money from their bank to yours, and a debit, where someone pulls money from the tenant's account with permission.

Whichever kind you use, the timing questions are the same: when does the money settle between banks, and when can you use it?

When the money settles

Nacha, which governs the ACH network, explains on its ACH overview that ACH settles payments four times each business day, and that payments can be scheduled for the following day or two business days away. Same Day ACH has a limit of $1 million per payment, far above any rent payment. Settlement happens only while the Federal Reserve settlement service is open, which excludes weekends, federal holidays, and business days from 6:30 p.m. to 7:30 a.m. Eastern time.

The CFPB adds a caution: ACH payments can clear quickly, even the same day, but only during banking hours on business days, and because of fraud and money laundering checks some can take days to complete.

Tenant starts the paymentTypical earliest settlementWhy
Tuesday 10 a.m.Tuesday or WednesdaySame Day ACH if the bank uses it, otherwise next business day
Friday 8 p.m.MondaySettlement is closed overnight and on weekends
SaturdayMonday or TuesdayNothing settles until the next business day

Each bank sets its own cutoff times and whether it sends payments as Same Day ACH. These rows show the pattern, not a promise from any bank.

When you can use the money

Once your bank receives the payment, the federal funds availability rule, Regulation CC section 229.10(b), says electronic payments must be available for withdrawal no later than the business day after the banking day your bank received them. The rule counts a payment as received only when the bank has the money in finally collected funds and knows which account to credit.

Example a made-up tenant sends $1,640.37 by bank transfer on Thursday afternoon. It settles to the owner's bank on Friday. Under Regulation CC the funds must be available by Monday, the next business day, though many banks make them available sooner. The owner records the payment as received on Friday, the day it arrived.

ACH compared with checks and cash

The same section of Regulation CC sets the clocks for other deposits. Cash deposited in person to a bank employee must be available the next business day. A cashier's, certified or teller's check deposited in person into the payee's account also gets next-day availability, or the second business day if not deposited in person. A personal check can take longer, and it can still bounce after the money appears.

Seeing a balance is not the same as having good funds. For checks especially, the money can show up before the paying bank has honored the check. See what to charge for a bounced rent payment for what happens when one comes back.

Setting your rent schedule around ACH

  1. Tell tenants to start bank transfers at least two business days before the due date, more around weekends and holidays.
  2. Decide in the lease whether a payment counts on the day it is sent or the day it arrives.
  3. Count late fees and grace periods in business days or calendar days, as your state requires, and say which.
  4. Give each tenant a payment memo and an exact amount so you can match deposits without guessing. This guide shows how.

How DoorKeeping handles it

DoorKeeping never holds rent, so there is no extra hop: a tenant's bank transfer goes straight to your own bank, with no fee to the tenant or to you. Each tenant pays an exact amount with its own cents and a memo like 12B SMITH, and bank feeds match each deposit to the right rent charge automatically.

Questions

Does ACH rent arrive on weekends?
No. Nacha says ACH settles only while the Federal Reserve settlement service is open, which excludes weekends and federal holidays. A Saturday payment usually settles the next business day.
How fast must my bank make an ACH payment available?
Regulation CC section 229.10(b) says no later than the business day after the banking day your bank received the payment.
Is Same Day ACH big enough for rent?
Yes. Nacha lists the Same Day ACH limit at $1 million per payment. Whether a tenant's payment goes same day depends on the banks involved.
