ChatGPT or Claude for managing rentals: how a landlord should choose
For everyday landlord writing and questions, either works, and the better choice is the one you will open daily. The differences that matter are how the assistant connects to your property records (both support a custom MCP connector), how it asks before it acts, and what happens to the tenant data you paste in. Test both on the same five tasks before you pick.
What you are actually choosing
Claude and ChatGPT do the same kind of work for a landlord: draft messages, explain a lease clause, summarize a report, and answer questions about numbers you give them. Product features and plans change often, so this page avoids ranking the two models and sticks to what the companies' own help pages say today. Any claim about which writes better belongs to your own test, not to a blog.
How each connects to your records
| Question | Claude | ChatGPT |
|---|---|---|
| Can you add a custom MCP server? | Yes. Anthropic lists custom connectors on Free (limited to one), Pro, Max, Team and Enterprise plans. | Yes. OpenAI describes adding a custom MCP server from the Plugins page, with account and workspace policies applying. |
| What do you enter? | A name and the server address, then the authentication settings. | A name, a description and the server address (including its /mcp path), then authentication. |
| Is there a warning? | Anthropic says to review tool approval requests carefully and use Allow always only for a trusted tool. | OpenAI shows a risk warning you must confirm before you continue. |
| On a work plan? | On Team and Enterprise, an Owner adds the connector for the organization. | Workspace policies apply to custom servers. |

So the connection itself does not decide it. Both can read your rent roll through a connector, and both ask you before a tool runs if you leave approvals on. What matters is that the software behind the connector has its own approval step for money and legal actions. See what an AI assistant should not do without your approval.
Five tasks to try in both
- Summarize a lease with the names removed and list every date.
- Draft a calm reply to a tenant who is two weeks late. See AI prompts for chasing late rent.
- Read a rent roll and say which leases end in the next 90 days.
- Explain a state rule and quote the statute. Then check the quote yourself.
- Take a vague maintenance text and write a clear work order with the missing questions.
Score each on three things: did it get the facts right, did it say when it did not know, and was the writing something you would send. Keep the results. You will know in an afternoon.
What to check about your data
Tenant data deserves a decision before you choose. Read the company's own page on whether chats are used for model training and what controls you have, for the exact plan you would use, and strip names, phone numbers and ID numbers where the task does not need them. Anthropic publishes a page on whether data is used for model training, and OpenAI has its own help pages. See is it safe to give an AI app tenant data for a checklist.
You can change your mind later
Your records stay in your property software, not in the assistant. If you move from one assistant to the other, you add the connector again and your portfolio is as you left it. Chat history stays with the assistant, so copy out anything you want to keep, such as a prompt that works well, and save it in a note of your own.
How DoorKeeping handles it
DoorKeeping works with either one. You add its connector address, https://doorkeeping.com/mcp, to Claude or ChatGPT (steps on its connect page), sign in and choose your portfolio. The same tools are available in both. Anything involving money or a legal step waits for your one-tap approval on doorkeeping.com, whichever assistant you used to ask.

Questions
- Is Claude or ChatGPT better for property management?
- Neither page claims one is better, and this post does not either. Test both on your own tasks and pick the one you will use.
- Can I use both?
- Yes. If your property software has a connector, you can add it to both and use whichever you prefer for a task.
- Do I need a paid plan to connect?
- Anthropic lists custom connectors on Free (one allowed) and paid plans. OpenAI's page does not state plans, so check your account.
