How to switch from TurboTenant to DoorKeeping: rent roll export and cancelling
In TurboTenant, go to Payments, scroll to the Rent roll report section and select Generate and export CSV; the file shows each unit's tenants, lease dates, deposit, rent and unpaid balance as of the moment you generate it. Save it on your cutover date, then cancel from Settings and Billing, knowing cancelling does not automatically issue a refund.
Export the rent roll
TurboTenant's support article How to generate and export your rent roll gives these steps.
- Log in and go to Payments.
- Scroll to the Rent roll report section near the bottom.
- Select Generate and export CSV. The CSV downloads automatically.
The article says this works on all plans, and that with TurboTenant Finances you can also view or download it under Insights, then Reports, then Rent roll. The columns are Property, Unit, Room (for room rentals), Tenants (or Vacant), Lease Start, Lease End (or Month-to-month), Security Deposit, Rent Amount, Total Unpaid and Total Past Due.
Two details matter for a cutover. The report reflects your information at the moment you generate it, and you cannot choose a past date. And a CSV you downloaded earlier does not update, so generate it on the day you need and save a copy.
What else to save
TurboTenant's older support article Can I Download a Rent Roll, as shown in search results, says there are Export buttons on the Charges and Deposits tabs within Payments. Since the two articles differ, check your own Payments page and use whichever exports you find. The rent roll shows balances, but not the payment history behind them, so also save:
- The Charges and Deposits exports for the year, if your Payments page has them.
- Signed leases and any documents stored with each tenant.
- Expense records and any tax reports you used, saved as files.
- Rental applications and screening reports you want to keep, subject to the rules for storing them in your state.
Cancelling a TurboTenant plan
TurboTenant's Billing settings for landlords article says to go to Settings, then Billing, find your plan, select Manage Plan, choose the cancel option and complete the steps, which may include a short survey or a retention offer. It states that cancelling does not automatically issue a refund, that cancelling stops the next renewal and that you keep paid features until the current billing period ends. Its FAQ points to TurboTenant's Terms of Use for the rule that subscription fees are non-refundable. Because paid features run to the end of the period, you can export on your cutover date and still cancel afterwards.
Cutover timing and tenants
Generate the final rent roll on the first business day after a month end so all charges are in. If tenants pay online through TurboTenant, tell them the date it ends, the new way to pay and that the lease does not change. Send a short reminder before the first rent date and keep an eye on the first payments.
Example a made-up 5 unit portfolio generates the rent roll on December 1. It shows Total Unpaid of $850 on one unit and $5,000 in security deposits across the five leases. After import the new system must show the same $850 and $5,000.
How DoorKeeping handles it
The TurboTenant rent roll CSV is already close to what DoorKeeping imports: one row per unit with tenant names, rent and lease dates. Open it, tidy any rows, upload it as CSV or XLSX and confirm what DoorKeeping reads. Each property is linked to the LLC that owns it and gets its own books.
Rent and payments stay in your own bank accounts. DoorKeeping never holds your money and sends a payment only when you approve it. DoorKeeping costs $2 per unit per month with every feature included and no minimum.
