Claude or ChatGPT for running your rentals: which should you connect?
Either can run your rentals once connected to software that supports it, so choose the one you already use and like. Both let you add a custom connector with a web address and a sign-in. The setup menus differ, plan limits differ and change often, and the connected software, not the chat app, decides what the assistant can read and change. You can connect both and compare.
What is the same
Both apps support custom connectors built on MCP, the Model Context Protocol. Anthropic documents the Claude side in Get started with custom connectors using remote MCP, and OpenAI documents the ChatGPT side in Connect your MCP server to ChatGPT. In both you give the connector a name and its address, sign in to the software on its own page, and allow access.
After that, the work is the same: you ask a question in your own words, the assistant decides which tool of the software to call, and the software returns the answer from your records.
What differs
| Topic | What to check |
|---|---|
| Where the connector menu is | Each company renames and moves settings. Follow the labels on its own help page, not a screenshot from last year. |
| Plan limits | Which plans allow custom connectors, and how many, changes. Read the current help page for your plan. |
| Team accounts | On team plans an admin may need to add the connector before members can use it. |
| Tool approval prompts | Each app shows its own prompt before a tool runs, and lets you turn tools off. Read them. |
| Writing style | The two sound different. Try the same question in both and keep the one you find clearer. |
Practical habits help more than the choice. Keep each question specific ("who owes rent after the 5th, by property"), ask for a table when you want to scan, and ask the assistant to say which records it used. If an answer looks surprising, ask it to show the lines behind it before you act. The same habits work in either app, and they are the main reason one owner gets better results than another.
We do not rank the two. Models and features change often, and a ranking would be out of date quickly.
What matters more than the chat app
The assistant is only as safe and useful as the connector behind it. Compare these in the software, not in the chat app:
- Does it read your real records live?
- Do changes show a draft first?
- Do money and legal steps wait for your own approval outside the chat?
- Is there a log?
- Can you pick which portfolio it sees?
See what to look for in AI property management software for the full list.
Trying both, safely
- Connect the first app and ask three questions you can verify.
- Connect the second and ask the same three.
- Compare the answers with your rent roll, and compare how clearly each explains a late tenant or a repair.
- Keep one, or both. Removing a connector takes a minute and your records stay in the software.
Example a made-up owner asks both apps, "Who owes rent after the 5th and how much?" Both return the same two tenants and amounts, because both read the same ledger. One lists them as a table and the other as sentences. The owner keeps the table style and does not bother removing the other.
How DoorKeeping handles it
DoorKeeping works with both Claude and ChatGPT through one connector address, https://doorkeeping.com/mcp, and the same tools appear in either. The same approvals apply too: the assistant can read and prepare, but money and legal steps wait for your tap on doorkeeping.com, and the assistant can reject but not accept. You use your own account with either app. Steps for each are on the connect page, and the step-by-step guides are connect Claude and connect ChatGPT.

Questions
- Is Claude or ChatGPT better for landlords?
- Neither is better for every owner. Both can use a custom connector. Pick the one you already use, or try the same questions in both.
- Can I connect both at once?
- Yes. Each connection is separate. The software enforces the same limits whichever app asks.
- Do I need a paid plan?
- Plan rules for custom connectors change. Check each company's current help page for your plan.
- Does my choice change what the assistant can do with my rentals?
- Not much. The connected software decides which tools exist and what needs your approval.
