Can AI write a landlord notice to a tenant?

Yes. ChatGPT or Claude will draft a notice to enter, a lease violation notice or a late rent demand in seconds. What it cannot do is know your state's required wording, how your state counts days, or how the notice must be delivered. Use AI for the first draft, then check the form and the deadline against your state's statute before anything goes to a tenant.

What AI does well with a notice

A notice is mostly structure: who, which address, what is wrong, what you want, by when, and how the tenant can reach you. An assistant is good at that structure and good at plain, calm wording. It can also turn a long angry draft into a short factual one, which matters because a notice may be read by a judge later.

  • Notices that carry no special legal wording: a notice of entry for a repair, a reminder about a lease rule, a note about a shared laundry room.
  • Plain-language cover letters that go with a legal form.
  • A second pass on your own draft: shorter, neutral, no insults, no threats.

What AI gets wrong

Many notices are legal documents with required content and a fixed way of counting time. An assistant writes confident text either way, so a wrong number of days reads just as smoothly as the right one. Florida shows how exact these rules can be. Its statute says a tenant who has not paid and stays in default for 3 days, excluding Saturday, Sunday and legal holidays, after written demand, can have the rental agreement terminated, and it gives wording the notice must contain (Florida Statutes 83.56). Another state uses other numbers and other words.

Example a made-up landlord delivers a Florida 3-day notice on a Thursday. Counting 3 days without Saturdays, Sundays and legal holidays gives Friday, Monday and Tuesday, so the tenant has until Tuesday. A draft that says "pay by Sunday" counts calendar days and is wrong, and the mistake could cost you a new notice and the days that go with it.

The same trap hides in the delivery step. Some states allow posting on the door, some require a copy by mail, some say email only works if the lease allows it. The assistant does not know which applies to your tenant unless you tell it, and even then it may be wrong. See how to serve a notice, and whether email counts.

A prompt to copy for a plain notice

This is an example prompt for a notice with no required legal wording. Replace the brackets.

Example prompt: "Draft a short, polite notice from the landlord [name] to the tenant [name] at [address]. Purpose: tell them a plumber will enter the unit on [date] between [time] and [time] to fix [problem]. Use only the facts I gave you. Do not mention any law, fee or consequence. Under 120 words. End with my phone number [number]."

The line "use only the facts I gave you" matters. Without it, an assistant may add a legal citation or a notice period it made up. The line "do not mention any law" keeps the draft free of claims you would have to defend.

How DoorKeeping handles it

When you ask your connected Claude or ChatGPT to prepare a late rent notice, DoorKeeping's draft tool writes it in the property's state form with the state's cure period, dated today at the property. It asks for past-due rent only, taken from the books, and never for late fees, utilities or rent still inside its grace period. The first call only shows the draft and saves nothing. This is a legal notice, so nothing is delivered from the chat: you read it in DoorKeeping and tap Deliver notice. For a plain message to one tenant, the assistant shows you a draft first and sends only after you say yes.

Questions

Is a notice written by AI valid?
Validity depends on the content, timing and delivery your state requires, not on who typed it. An AI draft that follows the statute is as valid as any other. One that misses required wording or counts days wrong is not.
Should I tell the assistant the tenant's name?
Only if the notice needs it. For a first draft you can use "the tenant" and add names yourself before sending. See what to remove before pasting documents into a chat.
Can the assistant send the notice for me?
A chat alone cannot serve a legal notice. Delivery is a step you do or approve, and many states say how it must be done.
